No, you do not. I know because a few years ago I wanted to sell an inherited house in Greensboro that needed plenty of repairs. I ended up using a home buying company that specializes in buying houses as-is. There are plenty of companies like those out there, you can click here for an example. They buy homes in whatever state they are in, then they usually repair the home themselves and sell the fixed home for a profit.
You can also sell the home to regular buyers by either announcing it online or going through a real estate agent. The only caveat is that you should, of course, disclose all the issues with the house upfront and then adjust its price accordingly. But there are plenty of buyers out there who aren’t scared of buying a fixer-upper, some of which are even looking for homes they can repair and then sell at a higher price.
